A residential home inspection in Florida starts at $400. A 4-point or wind mitigation inspection is $150 each, or $250 for both together. Condo inspections start at $350. Every price below is what you pay — we publish them because most inspectors won't, and because you shouldn't have to make a phone call to find out what something costs.

The insurance add-on

If you're already booking a residential, condo, pre-listing, or new construction inspection, you can add both your 4-point and wind mitigation for $100 — for the pair, not each. One visit, one trip charge, all three reports.

The add-on isn't available on luxury inspections. Larger homes mean more roof, more openings, and more complex systems, so those are priced individually.

Luxury inspections start at $550, which covers homes up to 2,500 square feet. Above that, add $50 per additional 500 square feet. A 4,000 sq ft home works out to $700.

How much does a home inspection cost in Florida?
Ours start at $400 for a residential home inspection and $350 for a condo. Statewide, most inspectors fall in a similar range, though many won't publish a number until you call. Insurance inspections are cheaper because they're narrower — a 4-point or wind mitigation is $150, or $250 for both.
Why do some inspectors not list their prices?
Usually because the price depends on square footage, or because they'd rather quote you on a call. We publish ours because a price you can check without picking up the phone is one less thing to worry about when you're already under a contract deadline.
Does the price change with the size of the house?
For most inspections, no — a residential inspection starts at $400 regardless. Luxury inspections are the exception: $550 covers up to 2,500 square feet, then $50 per additional 500 square feet.
What's the cheapest way to get both insurance inspections?
If you're booking a full inspection anyway, add both the 4-point and wind mitigation for $100 for the pair. On their own, the two together are $250. Individually they're $150 each.
Do you charge a travel fee?
Not within our primary service area — Palm Beach, Broward, Miami-Dade, and Orange counties. Extended areas like the Florida Keys and Tampa may carry a travel or scheduling requirement; we'll tell you before you book, not after.
When do I pay?
At or before the inspection. We'll confirm the total when you schedule, so the number you're quoted is the number you pay.
