Two very different building stocks

Riviera Beach spans a barrier island and a mainland, and what you're buying is quite different depending on which side you're on.

Singer Island is largely condo towers and low-rise buildings facing the Atlantic. A condo inspection there covers the unit and the systems serving it — we'll be clear about where the unit ends and the association's responsibility begins. Oceanfront buildings also carry the harshest exposure conditions in the county: sustained salt air on AC equipment, railings, exterior fasteners, window and slider hardware, and roof flashing. Those components age faster here than almost anywhere inland.

The mainland side holds more single-family housing, much of it older. Older homes mean a 4-point inspection is likely required before an insurer will write or renew — the threshold varies by carrier, so ask your agent — and it means the systems inside have usually been updated at different times, with varying quality.

All of it sits in Palm Beach County's high-wind zone. A wind mitigation inspection documents the features carriers apply credits for on Florida's OIR-B1-1802 form. On a barrier island, opening protection is usually the category worth paying most attention to.

A note on condo buildings

If you're buying into a condo building three stories or taller, Florida law now requires the association to have completed a milestone structural inspection once the building reaches 30 years — and coastal jurisdictions may require it at 25. Those inspections are performed by a licensed engineer or architect, not by a home inspector, and we don't perform them. What we can do is inspect your unit, and tell you what we find. Ask the association for its milestone inspection report and its structural integrity reserve study before you close. What's in those documents affects your assessments, and they're separate from anything a home inspection covers.
