Home Inspections in Pinecrest, Florida

Pinecrest is unusual for Miami-Dade in that it's a large-lot suburb — much of it on parcels approaching an acre, under a mature tree canopy, with a lot of single-story homes built from the 1950s onward.

Three things follow from that for an inspection.

Size. Many Pinecrest homes are large enough to fall under our luxury pricing, which is $550 for homes up to 2,500 square feet and $50 per additional 500 square feet above that. If you're not sure which category a property falls into, call us and we'll tell you before you book.

Age. Homes built in the 1950s and 1960s predate the modern Florida Building Code by decades. Most Florida insurers require a 4-point inspection before writing or renewing a policy on an older home — the age at which it applies varies by carrier. Many Pinecrest homes have also been extensively renovated, which is its own thing to look at: the question is not just what's there, but how well the work was done and whether it was permitted.

Trees. A mature canopy is part of what makes Pinecrest what it is, and it's also the source of the most common issues we see on heavily wooded lots anywhere in South Florida — limbs over roofs, root intrusion into drain lines, and blocked gutters that push water where it shouldn't go. A sewer scope inspection is worth considering on an older home with large trees, and it's $350.
